Real Estate Transaction Sample Inspection Reports Inspectors working for you!
Inspection reports have changed over the years for many reasons. When I first started doing inspections over 25 years ago I wrote reports on a 12 page preprinted checklist format with NCR paper (carbon paper), no photographs and not much written narratively. Over the years this is has certainly changed due to computers and consumer demands. Today, both formats are used and many reports, including ours is a combination of both checklist and narrative styles. Checklist side helps the inspector not forget to inspect the system(s) and may describe the inspected system(s) as; good, fair, in need of repair, or it was inspected, needs maintenance, needs repair or replacement or it was not inspected or not included. The narrative report style has more descriptive language which verbally describes conditions of the system(s), for more information on the different types of reporting styles please CLICK HERE
Accredited Building Consultants, Inc. reports are written in a narrative easy to understand format custom tailored to the structure that is being inspected. Each major system(s) of the property as a separate section including an introduction with many helpful tips on how to maintain the components. Each section explains the system(s), visually observable defects, positive attributes, major concerns, safety issues and areas that need to be monitored along with plenty of photographs.
We are proud of our products and ask you to kindly compare our inspection reports to our competition prior to selecting your inspector. If the company you are considering hiring does not have sample reports for you to review on their webpage then how can you compare products. As a fellow inspector friend of mine once said, “If you were Picasso would you hide your painting and tell people to buy them at a premium?” Besides qualifications and experience the only way you have to compare inspection companies and their products is by reading their sample reports, and in many cases multiple reports.
Below you will find several of our narrative style sample reports for different types of properties; Residential, Commercial and New Construction/Punch/Warranty. We have also included several different styles of residential homes and commercial properties for your review.
