10 Questions to ask your Inspector
1. What does your inspection cover?
ABC covers at a minimum the International Standards of Practice for General Home Inspection issued by International Association of Certified Home Inspectors (InterNACHI) which can be viewed by just (clicking here). 2. How long have you been conducting inspections and how many inspections have you completed?

3. Are you specifically experienced in residential and or commercial inspections?
Since 1983 we have been licensed State of Florida Division 1 Building Contractor constructing custom homes and commercial structures. 4. Do you offer repairs or improvements based on the inspection?
Absolutely not! Even though the State will allow Division 1 Contractors, that are home inspectors, to perform repair work we feel that it is a gross conflict of interest. We have a moral obligation to our clients and the industry to not have an interest in any way in the transaction.
5. How long will the inspection take?
First we are very proficient in our inspections, using only top notch equipment and computer software. The age, style, components and condition of the structure have a significant effect on the time spent on inspecting and reporting. The areas average ranch style, slab home, three bedrooms, two bathrooms with a two car garage takes about 4 to 6 man hours. This includes the report writing and photo editing on site. Please compare that with our competition. Keep in mind those are man hours, some inspection companies have multiple inspectors. If an inspector says that he or she needs to only be there for 2 or 3 man hours it is simply not enough time to do a thorough inspection unless they are just taking data and writing the report at home in the office which is common for some inspectors who try and do two or three inspections in one day. The problem with that is; they will be in a hurry and what happens if he needs to revisit an area that he is not sure of. We do ONE INSPECTION A DAY and this day is YOUR DAY !
6. How much will it cost?
Typical home inspections range from $335 to $750 and more depending on size, condition, location and other factors. Condominium inspections are generally a little less because the exterior is not inspected. The quality and value of the inspection is more important than the cost. The cost is minimal compared to the cost of the property. Consider this: Real Estate transaction fees on a $275K home is 6% = $16,500. Inspection fees on the same home typically is .0018 % = $495.00. You consider the value!
7. What type of inspection report do you provide and how long will it take to receive the report?
You can view our Residential and Commercial sample reports by clicking here We use Home Inspector Pro software. Our reports are typically 98% complete when we leave the inspection site and are generally e-mailed to you the same day but worst case scenario is 24 hours from the time we leave the inspection site but this is normally on very large properties.
8. Will I be able to attend the inspection?
We urge and want you to attend. This is an opportunity for you to completely understand the inspectors findings first hand and in person. At the end of the inspection process we will walk the entire structure with you so that you are well aware of our findings. If that is not possible and you were unable to attend we will take all the time that is needed on the phone with you so that you thoroughly understand the report.
9. Do you maintain membership in a professional home inspection association?
10. Do you participate in continuing education programs to keep your experience up to date?
Yes we are mandated by the State of Florida to take 14 hours of CE courses bi-annually but we are always taking other courses, reading trade magazines, blogging and keeping up to speed with the industry in internet forums such as this one click here
11. We will throw one more for you to ask: Do you have Errors & Omissions Insurance ?
Ask if the company has Errors & Omissions Insurance. If they don't they really are not professionals. Professionals carry adequate insurance for emergencies or in case something goes foul during the inspection process. We are proud to say that over 20 years in business we have never had to use it but isn't it refreshing that the consumer knows that someone has their back. We have it and would be glad to send you a Certificate of insurance at our request. We not only carry E&O but have ample automobile and General Liability Insurance.
Be sure to ask any other inspection companies to answer these 11 questions. Most of all ask for their sample report and who is doing the inspection. This will tell you what kind of inspection you are getting and who is doing the inspection, is it a beginner or a seasoned professional. Be sure that the report is narrative in nature and not just a lot of check boxes, compare our inspection report with theirs and make your decision.
